Product Overview

What Makes a Commercial Steel Door Different from a Standard Steel Door

The term "commercial steel door" covers a specific performance tier — not just any steel door installed in a building. A commercial steel door is engineered for high-cycle use, code-compliant hardware integration, and the dimensional consistency that large-scale construction projects demand.

Where a residential steel door might see 10–20 cycles per day, a commercial installation in a school corridor, office building, or logistics facility runs 100–300 cycles daily. The door body, frame, and hardware all need to be specified for that load.

Our commercial steel doors are built on a 1.0–1.5mm SPCC cold-rolled steel body with a roll-formed steel frame, internal mineral wool or honeycomb infill depending on the acoustic and thermal spec, and a full hardware pre-installation option — hinges, locksets, door closers, and kick plates fitted and tested before the door leaves our floor.

The dimensional tolerance on every door-to-frame fit holds within ±1mm, which matters when you're fitting 200 doors into a building and can't afford field rework on every opening.

How We Build It: The Production Decisions That Protect Your Margin

The commercial steel door market has a wide quality range, and most of it isn't visible from a product photo. Here's what we do differently and why it matters when your downstream customers start using the doors.

CNC Laser Cutting & Press Brake Forming

Door panels and frames are cut from SPCC cold-rolled steel coil on CNC laser cutting equipment — dimensional tolerance on cut blanks holds within ±0.5mm before forming. After CNC press brake forming, every panel is checked against master templates before it moves to welding.

Pieces outside tolerance get pulled and re-formed or scrapped; they don't proceed down the line.

Robotic MIG Welding — Run-to-Run Consistency

We run robotic MIG welding on the standard commercial door lines, which gives consistent weld penetration across long production runs. Your 300th door off the line is dimensionally identical to your first.

That consistency is what prevents the frame-fit variation that generates callbacks and rework on installation sites.

Zinc Phosphate Pre-Treatment — Not Iron Phosphate

Before powder coating, every door body goes through a zinc phosphate pre-treatment bath. We switched from iron phosphate to zinc phosphate in 2020 after seeing adhesion failures on coastal-market orders — the zinc phosphate bonds to the steel substrate at a molecular level and gives the powder coat a corrosion-resistant base that iron phosphate simply doesn't match.

500-Hour Salt Spray Test

The threshold most North American and European buyers need for coastal and high-humidity installations. We learned this the hard way — three containers of product with bubbling powder coat before we added the pre-treatment upgrade. That batch cost us more than the equipment did.

Automated Powder Coating — 60–80μm Consistent Film

The automated powder coating line runs 60–80μm consistent film thickness across the full panel surface, including recessed profiles and edge returns.

Doors that fail coating inspection — pinholes, orange peel, edge coverage gaps — go back to the line. They don't get touched up and shipped.

100% Final Inspection — No Statistical Sampling

Final assembly includes hardware cycling: every hinge, lockset, and closer is operated through its full range before the door is packed. A door that binds or a latch that doesn't engage cleanly gets pulled for adjustment.

100% of units are inspected before packing — no statistical sampling on outgoing product. That standard came from our QC manager's background in automotive stamping, where statistical sampling on safety-relevant parts isn't acceptable. We applied the same logic here.

Market Segments Where Steel Commercial Doors Move at Volume

Understanding where this product sells — and at what order patterns — helps you build the right inventory position and pitch it to the right buyers.

Commercial office building stairwell and service corridor with steel doors

Commercial Office Construction & Fit-Out

Highest Volume Segment

New office buildings and tenant fit-outs specify steel doors for stairwells, service corridors, utility rooms, and back-of-house areas where fire-rated doors aren't required but durability and code compliance are.

150–400
Doors per mid-size office tower
Repeat
GCs reorder across project pipeline

General contractors and fit-out subcontractors in this segment reorder frequently as projects stack — if you're supplying one GC, you're likely supplying their next three projects too.

Institutional corridor in school or hospital with commercial steel doors

Institutional Construction — Schools, Hospitals, Government

Annual Procurement Cycles

Runs on annual procurement cycles and large per-project volumes. A K-12 school building typically requires 80–200 commercial steel doors for classroom corridors, storage rooms, and administrative areas.

80–200
Doors per K-12 school building
CE + ISO
Required for public procurement bids

The key for this segment is code compliance documentation: CE certification and ISO 9001:2015 quality system records are often required for public procurement bids. Our SGS audit reports and certification documentation are available on request, which simplifies your compliance submission.

Warehouse distribution center personnel access doors in steel

Logistics & Light Industrial Facilities

Portfolio Standardization

Warehouses, distribution centers, and light manufacturing need commercial steel doors for personnel access points, office partitions within the facility, and utility areas. Buyers tend to standardize on a single door spec across their portfolio.

50–150
Doors per facility
1.5mm
Recommended for loading dock / high-traffic

Landing one account in this segment means repeatable orders across multiple facilities. The 1.2mm body spec handles standard use; for loading dock areas and high-traffic personnel doors, the 1.5mm option is worth specifying.

Hotel service corridor and back-of-house area with commercial steel doors

Hospitality & Retail Construction

Back-of-House Fit

Hotels, shopping centers, and mixed-use developments use commercial steel doors in back-of-house areas: service corridors, kitchen access, utility rooms, staff areas. These projects are design-sensitive on the front-of-house side but purely functional on the back end — which is where steel commercial doors fit.

Hotel chains and retail developers often have preferred supplier lists, and getting on one means volume across their development pipeline. This segment has grown steadily in the Middle East and Southeast Asia — worth building relationships with regional hospitality developers if you're in those markets.

Factory Configuration

Customization Parameters and What They Mean for Your Order

Standard catalog commercial steel doors ship from 50 units. Custom specifications start at 100 units — that's where the powder line changeover and any tooling adjustments make sense for both sides.

Size Customization

Door leaf width adjustable from 700mm to 1200mm; height from 2000mm to 2400mm in standard increments, or any dimension within that range on custom orders.

Non-standard sizes — oversized openings, narrow corridor doors — are handled through our engineering team. Send us the rough opening dimensions and we'll confirm the door-and-frame spec.

Steel Gauge

Standard 1.0–1.2mm body for typical commercial use. 1.5mm reinforced body available for high-abuse applications.

The 1.5mm spec adds approximately 8–12% to unit weight and affects container loading quantities — factor this into your freight calculation before specifying.

Infill Options

Honeycomb kraft paper — standard, lightest weight, lowest cost

Mineral wool — acoustic and thermal performance, required for any STC-rated application; contributes to fire resistance

Polyurethane foam — thermal insulation priority

Note: this model is not fire-rated as standard. Infill choice affects door weight and performance classification.

Hardware Configuration

Pre-install any combination of hinges, locksets (mortise or cylindrical), door closers (surface-mounted or concealed), kick plates, door stops, and vision panels.

Hardware pre-installation at the factory is cleaner and faster than field installation — the hardware is fitted and cycled before packing, so your installer is hanging a complete, tested assembly. Specify your hardware schedule when ordering and we'll confirm compatibility.

Surface Finish

60+ RAL colors from stock powder. Custom color matching (Pantone or physical sample) available on runs of 100 units or more — the powder line changeover cost doesn't make sense below that threshold.

Smooth finish
Fine texture finish
Wood-grain transfer film — for applications where the aesthetic matters

OEM / ODM Programs

Private-label programs and fully custom designs handled by our 15-engineer R&D team. Free design consultation and 3D rendering before you commit.

Lead time: 15–20 working days from spec submission to first sample.

Export Logistics

Container Loading and Landed Cost Planning

Plan your freight before you finalize your spec. The numbers below are what our active export buyers use to build their landed cost models.

KD Flat-Pack Format

Door leaf, frame sections, and hardware packed separately in reinforced cartons. Default for most export orders.

180–240 sets per 40HQ container

Varies by door size and hardware configuration

Pre-Hung Assemblies

Door leaf pre-fitted in frame. Lower container density, but saves installation labor on site.

80–120 sets per 40HQ container

Trade-off: lower freight density vs. faster site installation

Gauge vs. Freight Impact

The weight difference between the 1.0mm and 1.5mm body spec is approximately 8–12% per unit, which affects both container loading density and freight cost.

1.2mm body spec

Standard commercial — most buyers land here

Recommended

1.5mm body spec

High-abuse applications — freight premium justified

+8–12% weight

The 1.5mm spec is worth the freight premium for high-abuse applications where the alternative is warranty claims and replacement orders.

Packaging for Port Handling

KD cartons are designed for port handling — double-wall corrugated with foam corner protection on the frame sections and edge guards on the door leaf.

Every carton carries a barcode linked to our production batch record. If there's a quality question on arrival, you can trace the unit back to its production date, line, and inspection record within minutes.

Procurement FAQ

Procurement FAQ

Answers to the questions buyers ask before placing a commercial steel door order — MOQ, gauge selection, lead times, hardware, and OEM programs.

What is the minimum order quantity for commercial steel doors?

50 units for standard catalog models. Custom specifications — non-standard sizes, custom colors, modified hardware configurations — start at 100 units. If you're evaluating the product before committing to a full order, we can arrange a sample shipment of 1–2 units; contact us to discuss sample terms.

What steel gauge should I specify for a commercial building project?

For standard commercial use — office buildings, schools, retail back-of-house, hospitality service areas — 1.0–1.2mm SPCC body is the right spec. It handles 100–300 daily cycles without deformation and keeps door weight in the range that standard commercial closers can manage.

For high-abuse environments (correctional facilities, police stations, gyms, industrial personnel doors), specify 1.5mm body with reinforced internal framing. Going heavier than 1.5mm on a standard swinging door changes the hinge and closer spec significantly and adds freight cost without proportional benefit for most commercial applications.

Do your commercial steel doors meet building code requirements for commercial construction?

CE certification covers structural performance requirements for the European market. ISO 9001:2015 documents the quality management system. For North American projects, standard commercial steel doors (non-fire-rated) are typically governed by local building codes referencing ANSI/SDI standards for hollow metal doors — our construction method and material specs align with SDI 100 standard practice.

For fire-rated openings, you need our commercial fire door with NFPA 80 certification. We can provide technical documentation to support your compliance review — send us your project's code requirements and we'll confirm what documentation applies.

What is the lead time for a commercial steel door order?

Standard Catalog

25–35 days

from deposit confirmation

Custom Specs

35–50 days

typical, quoted individually

Custom specifications (non-standard sizes, custom colors, OEM designs) are quoted individually based on engineering complexity and current line loading. Sample orders ship faster — contact us for current sample lead times.

Can you supply doors with hardware pre-installed?

Yes. We pre-install hinges, locksets, door closers, kick plates, and other hardware at the factory, with every hardware component cycled and tested before packing. Specify your hardware schedule when ordering.

Pre-hung assemblies (door in frame, hardware fitted) are also available — they load at lower container density but reduce installation labor on site.

Middle East: pre-hung preferred SE Asia: pre-hung preferred North America: KD flat-pack for freight efficiency
