What Exterior Commercial Doors Are — and Where This Product Sits
Exterior commercial doors are the primary entry and egress points on commercial buildings: office complexes, retail centers, logistics facilities, schools, hotels, and institutional buildings. They face a different performance brief than interior doors — weather exposure, forced-entry risk, high daily cycle counts, and the visual weight of being the first thing a building's occupants and visitors interact with.
This product sits at the intersection of the commercial-doors category and the exterior-door category. The distinction matters for your sourcing decision: an exterior commercial door needs to perform structurally (frame rigidity, hinge load rating, weatherstrip compression), aesthetically (finish durability under UV and rain), and operationally (smooth operation after 100,000+ cycles).
Interior commercial doors share the structural DNA but skip the weather and UV requirements. If your project or distribution catalog mixes both, they're different SKUs with different specs — don't let a supplier quote you the same door for both applications.
We build exterior commercial doors from SPCC cold-rolled steel, 1.2mm standard body gauge with 1.5mm available for high-security and high-abuse specifications. The frame is roll-formed from 1.5mm steel with a standard rabbet profile that fits masonry, steel stud, and wood-frame rough openings.
Every unit ships with a weatherstrip package pre-fitted at the factory — bottom sweep, compression seals on the head and jambs — so your installers aren't sourcing seals separately on-site.

Sourcing Note
Interior and exterior commercial doors are different SKUs with different specs. Don't let a supplier quote you the same door for both applications — exterior units require weather and UV performance that interior units don't carry.

Key Spec Callouts
Where These Doors Sell: Market Segments Worth Targeting
Exterior commercial doors move in volume when you're positioned in the right segments. Here's where buyers are placing orders and why the commercial logic holds.
Commercial Office & Mixed-Use Development
The highest-volume segment for front commercial doors. A mid-size office park — 8 to 12 buildings — typically specifies 4 to 8 exterior door sets per building, with a consistent finish spec across the project.
That's 40 to 100 units per project, and developers on multi-phase builds reorder the same SKU for each phase. If you're supplying a general contractor or a millwork distributor serving commercial construction, this segment generates predictable repeat volume.
Buyers who locked in a RAL color and frame profile on Phase 1 need to match it exactly on Phase 2 — our batch color records make that straightforward.
Institutional & Government Buildings
Schools, municipal offices, and healthcare facilities run on annual procurement budgets and tend to specify steel exterior doors for durability and code compliance.
A single school district procurement can run 200 to 500 units across multiple campuses. The spec is usually tight: specific fire ratings, specific hardware, specific finish.
If you're a distributor with institutional accounts, the ability to source a CE-certified, NFPA 80-compliant exterior door from a single factory simplifies your compliance documentation considerably.
Hospitality & Retail Fit-Out
A different buying pattern — smaller per-project quantities but higher finish sensitivity. Hotel entrances and retail storefronts want entry commercial doors that carry visual weight: clean panel profiles, consistent color across multiple openings, hardware that looks specified rather than commodity.
Our 60+ RAL color options and custom architectural panel profiles serve this segment well. Margins here are higher than commodity construction supply, and the differentiation is in the finish quality and profile options rather than price.
Industrial & Logistics Facilities
Warehouses, distribution centers, and manufacturing plants need exterior doors that handle forklift traffic zones, loading dock adjacency, and high daily cycle counts.
These buyers care about gauge, hinge load rating, and frame anchoring more than aesthetics. The 1.5mm gauge option and heavy-duty hinge package are the relevant specs for this segment.
Order sizes tend to be larger — 50 to 200 units per facility — and procurement is often through a facilities contractor or a regional building products distributor.

Steel Construction and Finish: What Protects Your Margin in the Field
The most common source of warranty claims on exterior commercial doors isn't the lock or the hinge — it's the finish. Powder coat adhesion failure at weld seams, rust bleed at cut edges, and UV fade on south-facing facades are the three failure modes that generate RMA requests and damage your downstream customer relationships.
Zinc Phosphate Pre-Treatment
After welding, every door body goes through a zinc phosphate pre-treatment bath before powder coating. The zinc phosphate bonds to the steel substrate and creates a corrosion-inhibiting layer that the powder coat adheres to — it's a meaningfully different starting point than a simple iron phosphate wash, which is what a lot of lower-cost factories use.
We switched to zinc phosphate in 2020 after seeing adhesion failures on coastal-market orders. The 500-hour salt spray performance is the result of that process change, not just a thicker powder coat.
Edge Sealer on All Cut Edges
Cut edges — the perimeter of the door leaf and the frame miters — are the most vulnerable points on any steel door. We apply edge sealer to all cut edges before powder coating, which closes the substrate and prevents the rust bleed that shows up as brown staining along door edges after 12 to 18 months in a wet climate.
This step adds time to the process, but it's the difference between a door that looks right after two years in a coastal installation and one that generates a warranty call.
60–80μm Electrostatic Powder Coat
The powder coat runs at 60–80μm film thickness across the full panel surface, applied electrostatically and cured in a convection oven. That thickness is consistent across recessed panel profiles — the areas where thin coverage is most common on manual spray lines.
UV stability on our standard RAL colors holds color shift below ΔE 3.0 after 1,000 hours of accelerated weathering, which is the threshold most architectural specs reference for exterior applications.

Three Finish Failure Modes — How We Address Each
Powder coat adhesion failure at weld seams
Addressed by zinc phosphate pre-treatment bath — creates a bonding layer the powder coat adheres to at the substrate level.
Rust bleed at cut edges
Addressed by edge sealer applied to all cut edges before powder coating — closes the substrate and prevents brown staining in wet climates.
UV fade on south-facing facades
Addressed by 60–80μm electrostatic powder coat with UV-stable RAL pigments — color shift held below ΔE 3.0 after 1,000 hours accelerated weathering.
Margin Protection for Distributors
For your downstream customers, this translates to zero finish-related warranty claims on standard installations. For you, it means your margin on the sale doesn't get eroded by replacement units or on-site touch-up costs.

Customization: What You Can Specify, What Affects MOQ
Exterior commercial doors are rarely a one-size order. Here's what's adjustable and what the practical limits are.
Size
Single-leaf doors available from W700mm to W1200mm × H2000mm to H2400mm as standard. Wider single-leaf and double-leaf configurations up to W2400mm available on custom runs. Non-standard heights up to H3000mm are feasible — above that, frame rigidity spec changes and we'd want to review the structural brief before quoting.
Gauge
Standard is 1.2mm body / 1.5mm frame. Upgrade to 1.5mm body for high-security or high-abuse applications. The gauge upgrade affects unit weight (roughly +8–12kg per leaf) and should be factored into your hardware spec — heavier doors need heavier hinges and a closer with higher closing force.
Core
Polyurethane foam is standard — good thermal performance (U-value approximately 1.8 W/m²K), adequate acoustic attenuation for most commercial applications. Mineral wool core is available for projects with higher acoustic or fire-resistance requirements, and is also the path to fire-rated exterior door configurations. Ask us about the NFPA 80 exterior fire door spec.
Panel Profile
Flush panel is standard. Embossed profiles — single panel, double panel, six-panel — are available on runs of 100+ units. Custom architectural profiles require tooling, quoted separately; most tooling costs amortize within 200–300 units.
Hardware
Standard package: three heavy-duty ball-bearing hinges, mortise lockset, and overhead door closer. Upgrades available: panic bar / push bar exit hardware, electric strike or electromagnetic lock for access control integration, multi-point locking, and heavy-duty pivot hinges for oversized leaves. Hardware upgrades are specified at order time — pre-installed at the factory so your installers receive a complete, tested assembly.
Finish
60+ standard RAL colors with no MOQ premium. Custom RAL colors available on runs of 100+ units (powder line changeover cost). Stainless steel cladding on the push/pull face is available for high-traffic applications where surface wear is a concern.
MOQ at a Glance
50 units
Standard catalog configurations — standard sizes, flush panel, standard RAL colors.
100 units
Custom panel profiles, non-standard sizes, or custom RAL colors.

Frame, Hardware, and Installation Fit: Reducing Your Downstream Cost
An exterior commercial door is a system, not a slab. The frame-to-leaf fit, the hardware pre-installation, and the weatherstrip package all affect how quickly your installers can set the door and how it performs over its service life. Most field problems are frame-related, not door-related.
Frame Engineering
Standard frame is roll-formed from 1.5mm cold-rolled steel with a rabbet profile. Frame depth is adjustable from 90mm to 200mm wall thickness using a slip-on sub-frame system — your installers don't need to cut or modify the frame in the field to fit different wall assemblies.
Critical tolerance: Frame-to-leaf gap is held to 3mm ±0.5mm at the factory — the tolerance that matters for weatherstrip compression and air infiltration performance. Every assembled unit is checked against a master gauge before packing.
Factory Pre-Installation
Hardware is pre-installed and cycled at the factory. Hinges are torqued to spec, the lockset is aligned and tested, and the door closer is adjusted for standard closing speed and latching force.
On-site scope: Your installers anchor the frame, hang the door, and connect any access control wiring — the door is ready to operate without field adjustment in the vast majority of installations. The exception is when the rough opening is out of square by more than 5mm — that's a site condition worth flagging to your contractors before they start.

Container Shipping Density
For container shipments, doors ship in KD (knock-down) format: leaf, frame, and hardware packed separately in reinforced cartons with foam corner protection.
180–240
door sets per 40HQ container
(KD format, size/config dependent)
~60%
load density for pre-hung
(vs KD — factor into freight cost)
Pre-hung assemblies are available for buyers who want to reduce on-site labor, but they load at roughly 60% of KD density — the freight cost trade-off is worth calculating for your market.
KD vs. Pre-Hung: Choosing the Right Format
The right format depends on your market's labor cost structure and your buyers' installation capability.
- Maximum container density (180–240 sets per 40HQ)
- Lower landed freight cost per unit
- Leaf, frame, and hardware packed separately with foam corner protection
- Suitable for markets with available installation labor
- Reduced on-site labor — anchor frame, hang door, connect wiring
- Factory-tested assembly ships as a complete unit
- Loads at ~60% of KD density per container
- Best for high labor-cost markets where install speed matters

Procurement FAQ
Common sourcing questions from distributors, project buyers, and OEM procurement teams. If your question isn't covered here, contact us directly.
Q What is the standard lead time for exterior commercial doors?
Standard catalog configurations ship in 25–35 days from deposit confirmation. Custom sizes, panel profiles, or non-standard hardware configurations are quoted individually — typically 35–45 days depending on engineering complexity and current line loading. We confirm lead time in writing at order placement.
Q What steel gauge should I specify for a high-traffic commercial entrance?
Standard Commercial
1.2mm body gauge
Office and retail entrances with 200–500 daily cycles. Handles the load without adding unnecessary weight that stresses hinges and closers.
Heavy-Duty / Industrial
1.5mm body gauge
Loading dock adjacency, industrial facilities, or institutional buildings with 500+ daily cycles and higher abuse risk. Specify with the heavy-duty hinge package.
The weight difference is 8–12kg per leaf, which affects your hardware spec and your installers' handling requirements.
Q Can exterior commercial doors be integrated with access control systems?
Yes. We pre-install electric strike or electromagnetic lock hardware at the factory for access control-ready configurations. Specify at order time:
Lock Type
Electric strike or EM lock
Voltage
12V or 24V DC
Fail Mode
Fail-safe or fail-secure
We also pre-wire the door frame for door position switches and request-to-exit sensors if your access control spec requires them. The wiring terminates at a junction box on the frame — your electrician connects to the access control panel on-site.
Q What is the difference between exterior commercial doors and interior commercial doors for sourcing purposes?
The structural specs overlap, but exterior doors carry additional requirements that interior doors skip entirely:
| Requirement | Exterior | Interior |
|---|---|---|
| Weatherstrip package | — | |
| UV-stable powder coat | — | |
| Edge sealing on cut edges | — | |
| Frame weatherproofing | — |
Sourcing them as the same SKU is a common mistake — your downstream customers will notice the difference within 12 months on an exterior installation. We quote them separately and spec them differently.
Q What customization is available for OEM or private-label programs?
Full OEM/ODM capability is available. Our R&D team handles the design consultation at no charge.
Custom panel profiles
Private-label hardware
Custom RAL colors
